Folwark nad Zalewem

Make yourself at home in a house where you can relax away from the city, even though it is located on the Nowomiejski Reservoir. Or maybe that's why. The terrace overlooks the water, and with a fishing rod, all you have to do is go outside the fence, walk 15 meters and set up at one of the fishing posts. We built the house for ourselves, for trips around Warsaw. When we return to the city, there is room for you. The house is large, 170 m2 and has 5 bedrooms, so you can organize a trip to the water for up to 10 people. We built it according to our idea and organized the first overnight stay in May 2022, so everything still smells new. On the ground floor you will find: - a garage, where you can park one car (the second can be parked on the large driveway), - a bathroom with a shower and washing machine, - a bedroom with a double bed, - a bright living room with a fireplace, - connected to a large kitchen and dining room, - an exit to a large, covered terrace from the living room. On the first floor you will find: - a bedroom with a double bed, with a sofa, - a bedroom with two single beds, - two bathrooms (both have bathtubs) - a bedroom with a double bed (room with a view of the water), - a bedroom with a double bed (room with a view of the water). In the garden there is a place for a bonfire with a grill, surrounded by benches. As for dogs, we accept animals, but we have a big request not to let them on the first floor. Upstairs there is a wooden floor, which we want to take care of so that it remains scratch-free for as long as possible.

We built the house for our family, for escapes into green and blue. And for this purpose it works perfectly. If you are also looking for a place in Mazovia near the water, ideal for kayaking and swimming, you will be fine here. We recommend taking bicycles with you, because the area is very pleasant for cycling. Flat, gravel but also road. By bike you can, for example, get to: - the iron bridge over the Sona River, - Dams on the Sona River in Nowe Miasto, - Beach in Nowe Miasto, - The railway bridge on Wkra. It is impossible to get closer to the water than our Folwark, because the house is located in the first line of buildings at the Nowomiejski Lagoon. The shore on our side of the lagoon is "wild", which means that it is very quiet here, you can go down to the water and swim, you can set up with a fishing rod, but there is no beach. You will find this one on the other bank, from the side of Nowe Miasto. The Nowomiejski Lagoon is regularly stocked with fish species that feel great together here, e.g. tench, eel, catfish, pike, carp, zander and common crucian carp. You can also meet chubs, ides, silver crucians and asps. The beach on the side of the New Town has a guarded bathing area (in summer), there is a pier, as well as the possibility of practicing water sports - Wake Park, kayaks, water bikes - the quiet zone on the water guarantees relaxation. In the area we also have ideal conditions for kayaking. The Wkra, whose tributary is our Sona, is a very clean and calm river that flows through Mazovian villages and fields. The views from the kayak are idyllic. You can start the trip higher, e.g. in Sococin and reach Joniec or further, or e.g. in Joniec and go down towards Pomiechówek. You can also drive to Nowy Dwór Mazowiecki and go down the Narew or the Vistula. After a day of walking, cycling and canoeing, you can light a fire in the garden or a fireplace in the living room. Sit by the water or even not bother behind the fence, because from the terrace you can admire the sunset over the Lagoon.
