Soon after I bought this land, 12 hectares of mid-forest in Bory Tucholskie, I started looking at old maps. One of them said that Betlejemka stood here - a poor cottage 700 m away from the village. Those who remember its inhabitants still live in the village. The story of their hospitality and kindness spread from mouth to mouth. Soon after, I learned that Bethlehems are houses made of natural materials: wood, reeds and clay. And on Christmas Eve, even before the first Christmas, I got permission to build a settlement in Borowiat. There was no more appropriate name for it than Bethlehem.

I knew that the houses would be old and natural, fitting into the local landscape. I bought 100-year-old cottages in eastern Poland. Some of them could be moved in their entirety, others are a combination of several cottages intended for demolition. All covered with thatch. Did you know they had to raise their roofs? Borowiacie houses are characterized by right angles, while the cottages of the eastern regions are lower, with more open roofs. The clay used to finish the houses gives a pleasant coolness in the summer and warmth in the winter. I can't compare the smell of burning wood in the fireplace with the smell of hot clay. Also modest, it must be admitted, are the nights spent in other circumstances than on the edge of the forest in comparisons. In complete silence and darkness you will fall asleep as you haven't slept for a long time, and when you open your eyes, you will be greeted by fog rising from the meadows. The clangor of cranes will be just a prelude to a day spent among peat bogs, forests and lakes, still wild nature of the Tuchola Forest.

Years ago, on the northern outskirts of the village of Wielkie Budziska, in the heart of the Tuchola Forest, there stood a small wooden cottage. Its inhabitants were famous for their kindness, which attracted guests, enchanted by the family, warm atmosphere. The house, where every visitor felt expected and welcomed, was called Betlejemka. Today, we have built a new one in place of that Bethlejemka. It is made up of a complex of wooden houses built from original materials obtained from demolished old buildings. And although the "old" Betlejemka no longer exists, the "new" one has preserved what was most important in it - everyone who comes here will feel at home. For our guests, we have prepared 7 comfortable and atmospheric apartments arranged in houses made of wooden logs, with thatched roofs, with clay plasters inside. They stand on a vast forest clearing, which we share with the hosts of the forest - the birds.

     I. General provisions
    These Regulations specify the conditions under which you can make reservations and rent accommodation in a selected Apartment or house. Making a reservation is tantamount to accepting the provisions of the Regulations. The agreement between the Client and the Lessor is concluded at the time of making the reservation online.
      II. Reservation
     1. In order to make a reservation, the Client reserves a stay for the selected period. A confirmation of the preliminary reservation of the Apartment or cottage will be sent to the Client's e-mail address.

    2. After receiving the payment for the reservation, the client will receive an e-mail confirming the payment. The deposit - according to the definition, is non-refundable under Article 394 of the Civil Code if less than 14 days remain until the start of the reservation.
      III. Terms of the rental agreement
    1. Renting an apartment or house includes all utility charges. During the heating season, the client is charged for electricity according to the meter readings.
      2. The stay:
    - starts at 4:00 p.m. on the day of arrival and ends at 11:00 a.m. on the day of departure
    Osada Borowiacka BETLEJEMKA provides services in accordance with its category and standard. In the event of any reservations regarding the quality of services, the Guest is asked to immediately report them to an employee of Osada Betlejemka.

    3. The Client is obliged to immediately notify the Lessor of any events that may expose the owner of the premises to material damage or endanger the safety of other Guests staying on the premises.
    4. The Client may use the apartment or house only for residential purposes and may not sublet it.

    5. A child under two years of age does not incur any fees for the stay. Other children are settled in accordance with the terms of the reservation.

    6. As part of the reservation, the Client is entitled to a free parking space near the building in a specially designated area. The parking space is not guarded. The Manager is not responsible for damage to or loss of a car or other vehicle belonging to the Guest left in front of the building or on the premises of the Betlejemka Settlement.
    7. Check-in after 10:00 p.m. and check-out before 8:00 a.m. which requires the presence of the Manager should be reported and agreed in advance.
      IV. Customer's Obligations
    1. The actual number of people to live in the apartment is limited to the number given in the booking confirmation. The Customer is obliged to inform the Lessor about any change in the number of people staying in the rented apartment and the guests visiting it. In the event of using the apartment contrary to the terms of the booking, the Customer is obliged to cover the full amount of the booking.
    2. The Customer is obliged to report the accommodation of another person to the Lessor before such a situation occurs. The Lessor reserves the right to refuse to accept additional people. Additional people will be settled in accordance with the arrangements between the Customer and the Lessor.
    3. The night silence is in force on the premises between 22:00 and 06:00. Failure to comply with the night silence will result in the immediate vacation of the premises without a refund of the amount paid.

    4. The Client and their Guests are responsible for any damage they cause in the rented apartment or house and on the premises and undertake to report any damage and cover it.

    5. The Client and their Guests are responsible for all clothing, personal items and money brought with them. Clothing and personal items left by a departing Guest may be sent at their expense to the address indicated by them.

    6. Smoking is strictly prohibited in the apartments and houses.

    7. Swimming in the ponds located on the premises of the Betlejemka Settlement is strictly prohibited in the premises.

    8. The Guest is obliged to show the landlord a document with a photograph confirming the Guest's identity. In the event of refusal to show the document at the landlord's request, the landlord has the right to withdraw from the rental agreement with immediate effect.

    9. Lighting a bonfire, barbecue or any open fire is only possible in a designated place after prior consent of the owner.
    VIII. Occurrence of force majeure
    1. The parties may avoid liability for failure to perform or improper performance of the concluded contract if it occurred as a result of a force majeure event.
      2. For the purposes of the contract, "force majeure" means any event that prevents the performance of an obligation, beyond the control of the parties, which the parties could not have foreseen at the time of concluding the contract (including the action of natural forces, technical failures, changes in legislation).
    IX. Applicable law
    Disputes will be resolved by the court competent for the registered office of Osada Borowiacka Betlejemka Piotr Bogdański.
