Our house stands at the edge of the world. You can also do it differently. “A great place in the middle of nowhere,” wrote one of our guests in their reviews. And others added: "I recommend it with a clear conscience to anyone who wants to relax in the mountains and feel like visiting a cousin." So here we have: the end of the world, located high up, and there is no civilization in sight. From the southern slope of Mount Karczmisko there is a view of the Krowiarki Range and Skowronia Góra. There used to be a German settlement here, but when we bought the land, only ruins remained. We also have a friendly, open atmosphere, because at 697 m above sea level, and in such a beautiful place, it is impossible to have a different attitude. We run the guesthouse as a family, although Wiktor is usually the guardian of hospitality and delicious home-made breakfasts. We are especially appreciated by families because it is safe here and children can run around the meadows without any worries or concerns. Our place is normally a small guesthouse, but if you want, you can also rent it as a whole - exclusively, but with the option of meals. We invite you to a home away from everything, where the bedding always smells fresh and clean mountain air.
We invite you to a house "warmly and atmospherically furnished, but without unnecessary fuss and dust collectors" (this is also the opinion of our guests). We are located in the Kłodzko Valley, in the village of Konradów near Karczmisko. The house is located on a hill away from the village, so we have absolute peace and privacy here. There are no traces of civilization as far as you can see (even though we are about 600 meters down from the village).
Make yourself comfortable as a group in our cozy, rustic rooms. Each of them has its own bathroom. A total of 20 people can fit here, but the optimal number will be 14-16. Wiktor will most likely also be there, in the private part of the house where he lives. He will take care of preparing meals for you.
The common space downstairs includes a living room with a fireplace and a kitchen with a dining room. The surrounding area is also at your disposal - a barbecue, a shelter, our unfenced land. Our cats live there and go their separate ways. Due to their welfare, we invite you without animals. We inform allergy sufferers that cats are not allowed in the house, they live outside.
Important: in winter, the driveway may be difficult, so be sure to have new tires and, preferably, chains.

Every day we serve fresh, varied breakfasts based on local products. We buy cheese, eggs and milk from a friendly hostess. Guests say that our hummus and egg paste are amazing. We also have regional cold cuts: sausages, hams, pâtés. We make preserves and compotes ourselves.
Breakfast is always included in the price of accommodation, and you can purchase dinner additionally. However, this option is only available for larger groups (from 10 people) - those organized and when there are more people interested in dining in the guesthouse.
If you would like to cook for yourself, there is a kitchen at your disposal.
As befits a complete mess - yes, you will be bored here. And thank you for that! In a guesthouse at the end of the world you can expect nothing from yourself and do whatever you want:
– spend days on a deckchair with a view of the mountains,
– warm up in the tub (included in the price of the stay, we start after 7 p.m.),
– feast at the barbecue,
- Playing Ping Pong,
- to go for walks,
– don't go anywhere.
If you wish, we will also provide you with contact details of the owners of a mobile sauna that may appear on site. The cost of renting such a sauna for a weekend is approximately PLN 500.
We live here in a very intimate atmosphere, but families with children like us, so if you are looking for a place for adults alone, we may not be the best choice.
An excellent choice will be to treat our guesthouse as a base for exploring the Kłodzko Valley and for active recreation. Because if you come to Kotlina to do absolutely nothing, we loyally warn you that it may be difficult. Our region is a mine of extraordinary places and attractions.

– Sky Walk, or Walk in the Clouds, in the Dolni Morawa resort
– Rock City
– Paprsek Shelter with delicious steamed vegetables.
For those who want to exercise, we have:
– ski (and cycling) centers: Czarna Góra, Kamienica, Lądek-Zdrój,
– great cross-country trails (including skiing),
– single tracks.
Our place is child-friendly and families enjoy coming here. We have a playground, a stream perfect for digging with a stick nearby and plenty of safe space around because there are no roads here. And when it's raining outside, you can have fun in the guesthouse, where there are games for both younger children and older people.
We have fiber-optic internet, which allows us to work on-site. We only don't have GSM coverage. Although there are no desks in the rooms, some of them have small tables, and you can also find a place to work in the living room or dining room.
