It is enough to press the handle and open the old door from years ago. This is how your story begins in Kondratowo, a small village in the Kaczawskie Mountains. A place where a hundred-year-old floor creaks is overwhelmed by the smell of homemade food, and a visit to horses makes them want to hug them immediately.

We renovated our house in such a way as to preserve the old character of a country house, but also to gain modern comfort. Old brick, stone and the remains of half-timbered walls can be the most beautiful decoration. Our rooms are located in such interiors:
All rooms have bathrooms.
Mostly there is a wooden ceiling and original, over one hundred years old beams.
All rooms have a wooden floor (pine, oak and cherry).
Solid wooden beds. Double are 160x200cm and single 90x200cm.

The ground floor is a spacious hall with a library full of maps, guides and books about the region. Right next to it is a dining room with a fireplace, set in an old stable. In addition to tables and a buffet, there is also a play area for children and a lot of space to play in bad weather, there is also billiards and a retro gaming machine :)
An old oak staircase leads to the first floor where all guest rooms are located. In the hall, all walls are made of brick and the ceiling is decorated with old beams and boards. It is very atmospheric and cozy here, which is why guests often choose this place for evening chats on comfortable sofas.
In front of the house, in the shade of an old lime tree, there is a terrace paved with old brick, a wooden gazebo and a sensory path leading to a hammock among the trees.
Our kitchen fits the environment. So it is exceptionally tasty, in the right amounts and healthy, based on local products. Where possible, we respond to the needs of guests with special diets.
We invite you for hearty breakfasts and fabulous dinners. Homemade preserves, compotes, jams, country eggs, cheese, honey and hand-picked mushrooms are on the table. Enjoy your meal!

In such an area, boredom is something that would sometimes come in handy... Our guests can expect:
- Horses from our stable, we offer horse riding for beginners and advanced riders, as well as pony tours for the youngest,
- A large area around the house for play and relaxation,
- Fruit picked straight from the bushes and trees,
- A quiet place by the forest (200m from the house) where you can light a bonfire, play in a clean stream and build a hut,
- Kondratów - a great base for hiking and cycling trips around the Chełmy Landscape Park and the Land of Extinct Volcanoes
- A real village: there are no beautiful fenced plots like in suburban villages, but during a walk around the village, children can be shown what a cow, goat, hen, guinea fowl or tractor looks like :)
- Bikes: Kaczawskie Single Tracks, bike trails and lots of beautiful forest paths to discover.
- Minerals: we know where to find them!
- Sudecka Zagroda Edukacyjna in Dobków, which will encourage even the most reluctant children to discover the secrets of planet Earth,
- Creative workshops in the area: ceramics, natural cosmetics, searching for minerals, etc.
- visiting the Land of Extinct Volcanoes: castles, monuments, viewpoints and many beautiful places.
What’s there for children?
We did a lot to make the children feel like at Bullerbyn. We offer them:
- meadows and trees for unrestricted play as in the past when televisions and cells did not exist
- a place for a bonfire
- horses so that they feel an extraordinary bond with these animals
- playground with sandbox and springboard to discover a different kind of PE
- a pond with a pier where they can catch their first fish and launch boats from the bark :)
- and simple food that does not give them rashes and grows like yeast
