Wipsowo 44 is the address of the farm we bought 10 years ago. In the ocean of meadows in Warmia stood a house in a deplorable state. The date 1897 was written on the wall - quite a past behind this ruin. The 130-year-old farmhouse has acquired a new look and continues to be a natural part of the Warmia landscape, and we have gained a new life. Calmer, more modest, more aware, barefoot, sociable and fragrant. Summer, lavender, spring, orchard, autumn, mushrooms, winter, frost. We don't go anywhere in the summer. It is so beautiful, clean and healthy here that every day is an event not worth missing. Old orchards, vast meadows up to three walls of mixed woods beautify each day with a million different colours every day. The swaying long, multi-coloured grasses are an attraction in themselves.

You may never leave us. Spa in Kurnik, Ruska Bania, breakfasts in the orchard, yoga on the terrace and Lavender Field provide enough impressions. The lack of cellular signal definitely helps to immerse yourself in the new reality.
And our adorable animals. They adore our guests. We have the impression that they are full-time petting animals, cuddling and adoring all comers. We also have ducks and happy hens living with us on the farm, which are fed with sesame seeds during the season. This is why we have adopted the term "sesame eggs". They end up in scrambled eggs, in cakes, soft and hard.

You can admire the heavenly spectacle, relax during a massage at the Kurnik, and you can get to know the cordial surroundings. Saturday's Eco Market in Jeziorany is a must-see. The various organic products of local farmers are known throughout the country. In fact, the lakes surround us on all sides. As far as the eye can see from our farmhouse, you can see the water from the upstairs windows, and you can reach it on foot. You can explore the surroundings by bike or in a canoe from a lake or riverbank. We will set a boat for you on the water, rest your head.

We value peace, quiet and your company. The places where you will be hosted are separate rooms and flats, the Lavender House - a cottage by a lavender field or the Milla House - a cottage in an old orchard with a million subtle colours. It is beautiful in spring, summer, autumn and winter. So you are welcome at any time of the year.

15 years ago, we started to invest our emotions, work and commitment in a very old habitat from 1879. From the very beginning, we assumed that this was a place where we wanted to live and live, and the people who would come to us would be our guests. We stick to this and recently we have been trying to stop developing the farm so that it will always remain a home and an oasis of peace and quiet. We don't want a "resort", "guest house", "boutique hotel". This is the house where people come who become our acquaintances or even friends. Until then, we renovated the old house, turned the cowshed into an agritourism house and the barn into a gym and meditation room.

We kindly moved the hens to the new premises, and in the old one we arranged a SPA in Kurnik. We replaced the dugout with the Russian Banya. Turning on the brakes is therefore now necessary to fully enjoy what is now.

The building for guests is the new "old" cowshed in the "EXCLUSIVE" version. We offer 2 comfortable double apartments with a terrace, comfortable beds, bathrooms and kitchenettes. On the first floor there are 2 rooms for 3 and 4 people with single beds and bathrooms. The guests of the large house, in the common area downstairs, have a large breakfast table, a coffee set, a café space and a huge terrace integrated with a meadow and a forest. The cranes are still screaming in the meadow. Even right now.

The most beautiful time of the Lavender House is the time of Blooming Peonies. When they fade, the lavender season will begin - the most fragrant time of the year. You can come here with your dog.
The house has a fully equipped kitchen - prepared for everyday use, a bathroom with a shower. Sleeping - 2 people downstairs + 2 - people on the mezzanine. The bedroom for two people is located on the mezzanine, accessed by steep wooden stairs - preferably for people in good shape and physical fitness. For those who prefer to sleep downstairs, there is a double sofa. In the kitchen - basic equipment, if you lack something - report it - we will try to make up for it. WiFi is available near our house, in the fitness room and the large Learn Rest house, i.e. everywhere around.

You can choose a MILLA HOUSE house as fresh as the first strawberries. You can also live here with a dog.
Comfortably equipped with a large bathtub with a window "open" to the world and nature. There is a fully equipped kitchen, a bedroom upstairs with a terrace and a fold-out sofa downstairs, a wood stove and, of course, access to the terrace with a view of nature.

This year (2023) we are opening the new SENSEI ROOM, an extraordinary two-person apartment.
It is located on the first floor of our barn. You will cross a long bridge from the apartment to a unique room for relaxation, meditation or just being together. This place is only for you, no one else has access to it. You will feel like a couple in wonderland. The relaxation room you enter through the Sensei Room is not heated, so you will find thermal comfort in summer and early autumn. The Sensei Room itself is warm all year round. We invite you here without dogs.

DOMEK PUSTELNIKA is a place for those who want to spend time alone with themselves. Located next to a lavender field with a view of the meadows and forest. The house is modestly equipped. Bed, lamp for reading at night, chair. deckchair on the mini terrace. This is a place for people who need silence and seclusion. The cottage is only available during summer and late spring. There's no bathroom here. A resident of the Hermit House uses the bathroom in the large house or the Spa in the Kurnik House. You can also come here with your dog.

Important: in a large house we host you without any animal friends. For guests with pets, we have Milla House, Lawendowy Domek and Domek Pustelnika cottages. The large Learn&Rest house is available only to guests renting rooms and apartments there.

The food is prepared by the master of delicious, healthy dishes - Mrs. Jola. In each version (vege, vegetarian, traditional, gluten-free) it is delicious, light and healthy. Vegetables in season come from our large greengrocer, eggs, of course, from our happy hens, honey and preserves we take from our stocks from the dugout or buy from neighbors. We serve breakfast, lunch and dinner for an additional fee.
Breakfast options - continental, of course with country eggs straight from our henhouse. Other meals according to the invention of our chef and the seasonality of the summer vegetable garden. Traditional home food. Types and times of meals are to be determined on site. For guests from the houses - Lawendowy, Milla House, Pustelnik and the Sensei Room apartment - meals are provided in a basket.
The nearest shop in Wipsów can be reached on foot (2 km) or by bike (we provide bicycles free of charge). We can also borrow two SUP boards, which we borrow for free from this year.
In Jeziorany (7 km) on Saturdays, of course, the Eko Targ, known throughout the region, is held, where all local specialists in home-made food production at a star level gather. You can buy cheese, bread, preserves, oils, cakes, herbs, vegetables and fruits, rural dairy products, fish, meats, pates. What the hosts are preparing.

It is impossible to be bored more than with us. This is a shock therapy for a busy body. You will be put to the test of your strength. It will be tough at first, because the body has to survive the detox, but later, when you come to terms with the thought that you are staying here for a few days and the internet is only in some places, you will appreciate the silence, peace and the scent of blooming lavender.

A great way to build muscle mass and sunbathe without lounging in the sun like lizards is training in our fitness room in the barn. It just so happens that we have dumbbells, barbells, yoga mats, meditation cushions and many other accessories that motivate physical activity and relaxation. You can also go to the nearby lake on foot or by bike (we have two). You rest and we are waiting for your relationship. Anyone marked us @ will be happy to share.

All day long you can laze on the terrace or in hammocks in the birch forest. The surroundings are beautiful so it is worth going on a bike trip. You can get by bike to Jeziorany to Eko Targ or a good pizza. And in the evening you can do training in the exercise room in the barn or sit by the fire by the summer kitchen in a birch forest. You can also visit our SPA in Kurnik and Ruska Bania.

In our habitat, which was created for rest and relaxation, rural biological regeneration could not be missing. Visit the henhouse and you will find a SPA there. Chickens lived here from 1926, but due to the development of our agro, they moved to a new residence, closer to the green grass and willow by the pond. We, on the other hand, pimped the old hen's flat for you and decided to make it available to all those who are looking for closeness with nature in a unique atmosphere and place in Warmia.
Natural ingredients that we use in treatments are collected by us from the field and the garden to serve you as masks or scrubs in autumn and winter. A close-knit group of friends will surely be happy to go to Ruska Bania. An ideal place to spend time together for even a dozen people. However, we do not recommend entering it for people who do not feel like each other, because it is difficult not to look yourself in the eyes.

It is good to plan your stay with us in the summer at the turn of July and August to be able to see how we become purple with delight. This is when our lavender fields bloom, which smells really relaxing. You will have the opportunity to participate in flower harvesting, make bouquets on your own and take it home and enjoy this fragrance all winter long.

The biggest attraction for children are our friendly animals. Benio the dog and cats make a great group of friends and play coordinators. Currently we also have rabbits, ducks, hens, one guinea fowl and geese. Other attractions are all that nature offers. Forest, meadows, space and delicious tomato soup. You can do an overview of the area on foot, you can take bikes for kids, because we have vehicles for parents on site. Lakes, hills, ponds, fogs, clouds, roe deer, flowers, butterflies, dog, hens, lavender. For the little ones, we also have a small colorful playhouse, a mini sandbox and a basket with toys. On hot days, we set up children's sun tipi. At this time, parents can lie on the deckchairs right next to their children. Rolling down the hill by the house, picking bouquets of wildflowers, putting on wonderfully professional children's plays and dance performances on the terrace stage. It's really breathtaking!
